The company operates many office buildings and serviced apartment complexes, each with thousands of assets ranging from elevators and generators to air-conditioning systems. Maintenance schedules were tracked in logbooks, residents' repair requests arrived through every channel imaginable, and technical costs were usually only tallied at the end of the quarter.

FacilityOne was originally built to standardize operations across the client's own building portfolio. Once the results were clear, the product was redesigned as a SaaS platform to offer to other property management teams, and GREEN TECH stayed on to run and maintain the system.

Many assets, missing records

Much of the equipment lacked complete information on installation dates, warranty periods or repair history, making maintenance hard to plan.

Repair requests going missing

Reports made by phone, text message or in the reception logbook weren't recorded in one place, so actual resolution times couldn't be measured.

From in-house tool to SaaS

Moving to a multi-tenant model meant separating data, service plans and per-building configuration without rewriting everything from scratch.

GREEN TECH's solution

We created a digital record for every asset and tagged it with a QR code that technicians scan to update details on the spot. Laravel and MySQL handle the business logic, Vue.js powers the admin interface and the residents' request portal, and Redis runs the notification queue and maintenance reminders. For the move to SaaS, the architecture gained a tenant-isolation layer and was packaged with Docker for consistent deployment in every environment. After handover, GREEN TECH monitors the system, applies regular security updates and ships upgrades following a roadmap agreed each quarter.

Shifting from reactive repairs to preventive maintenance helped the buildings markedly reduce unexpected breakdowns and unplanned costs. Once commercialized as SaaS, the platform kept expanding to other property management teams while maintaining stable performance. Under an operations and maintenance contract, GREEN TECH monitors the system every day so the client can focus on growing the product and looking after its users.
